Rushford Court is a student accommodation in Durham, ideally located within a 5 minute walk to the bus station and Durham train station. There is a Dominos restaurant right across the street and a supermarket such as Tesco within a 5 minute walk, so students don't have to worry about buying the essentials. The city centre is about a 10-minute walk from the flats, where students can visit the various markets or meet up with friends at the cafes along the street. If you want to relax, a walk along the River Wear is a great option, or, if the weather is fine, a paddle.

Rooms at Rushford Court are furnished to the highest standards: communal areas such as study rooms and common rooms provide a full sense of community, while up-to-date security equipment such as surveillance cameras and secure gates guarantee a safe and convenient life for students.

 

Accommodation Facilities

Rushford Court Student Residence opened for bookings again in September 2018, offering 363 beds over 6 floors in total.

They provide Ensuite and Studio rooms, both of which have their own bathroom. Ensuite rooms accommodate 3-11 people and studio rooms are equipped with private kitchens.The studio area starts from 20 square meters.

The flats have clean and comfortable communal spaces, bright and spacious study areas, and all the facilities imaginable in a student residence, such as laundry, games and social areas.

The rent includes all expenses : high speed WIFI, water, electricity, heating, etc. Payment by installments are acceptable.

Location

Rushford Court is close to the bus and train stations, making it easy to get around.

1 minute walk to bus stop, 5 minutes to Durham Station train station and all Durham University campuses can be reached by bus.

Within 15 minutes walk of Durham city centre with its supermarkets, shops, bars, restaurants and cultural venues.

3 minutes to Chinese supermarkets, Tesco supermarkets;

6 minutes to The Riverwalk shopping centre, Sainsbury's supermarket;

10 minutes to Durham Market Hall Durham Market

 

Surrounding Life

Rushford Court is ideally located within a 5 minute walk to the bus station and Durham train station, with a wide range of shops, supermarkets, restaurants, shopping centres and bookshops in the train station and city centre, making it very convenient for everyday shopping. The Riverwalk is a 5 minute walk away and has a wide range of brand name shops, discount shops, second hand shops and a Chinese restaurant called Inshanghai. The shopping centre is located right on the River Wear, so you can enjoy a coffee inside the mall with a view of the river. Across the river is the other side of the city centre, which is even busier, with a wide variety of shops that blend in with Durham Castle and some of the colleges of Durham University, making for a lively, old-town feel.

 

Security and services

The flats have electronic access control, CCTV video surveillance and barrier-free access. A 24-hour team is on hand to help students with any problems they may have and to proactively enquire about their needs. The flats are also covered by a superfast internet connection, which students can use for free. There is a bicycle garage and folding bicycles in the garage for free use by students in the flats. There is also a free gym available for students who like to exercise.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.
1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
2.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
-No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.
If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.
3. Replacement Tenants - the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply. Please note the point that Unite Students is under no obligation to enter into a Tenancy Agreement with any replacement Tenant that is suggested under this provision.
Passed the 31st August, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement Tenant.
