Straits Meadow is a luxury student accommodation in Edinburgh with six floors of En-suite and Studio flats. With study rooms, games and entertainment areas, a laundry room, bike storage and plenty of social space, the flats are perfect for students looking to make new friends. Straits Meadow are located close to Edinburgh city centre and a 5min walk to the Meadowbank shopping area, making shopping easy for essentials. Students can enjoy excellent services and facilities while living here.

 

Features

Straits Meadow is Edinburgh's new 2021 student accommodation with 274 beds over six floors. There are two types of accommodation: En-suite and Studio, each with a small double bed, plenty of storage space and a study area. The studio includes a separate kitchen, bathroom, and 250MB of broadband. The En-suite has its own bathroom. Each room has ample storage space, mattresses, desks and other essentials. Recreational facilities are readily available.

 

The entertainment area in Straits Meadow has a foosball, video games and other recreational facilities, and the cinema screening area allows you to watch the latest movies. An outdoor activity area is also equipped where students can barbecue or play sports. The study area is suitable for book learning and group activities, and students can enjoy the quiet space. Rent includes wireless high-speed internet, water and electricity.

 

Location and What's Hot?

Straits Meadow Apartments are close to Holyrood Park, Arthur's Seat and the city centre, which is a 15-minute walk away. There are plenty of bus stops in the area, which are about a 3-minute walk away. The Meadowbank shopping centre is a 5-minute away, making supermarkets and shopping very convenient. There is also a 24-hour McDonald's downstairs and many entertainment facilities, such as nail salon, beauty shop, fencing school, gym, etc. Straits Meadow is very convenient and one of Edinburgh's most cost-effective student flats.

 

Transport

Straits Meadow is a 15-minute drive from Edinburgh city centre, with a bus stop 2 minutes downstairs. From the residence halls, it is a 24-minute walk to Moray House School of Education, a 22-minute bus ride to the GS Campus, approximately 28 minutes by bus to Edinburgh College of Art, and 38 minutes by bus to Heriot-Watt University.

Straits Meadow has 24/7 secure access, night security, and a management and maintenance team to help you quickly solve equipment problems. The flats also offer a parcel collection service, and a wealth of social activities are organised regularly.

Life is very convenient. You can walk 5 minutes to reach the large supermarket, costa coffee and kfc. There is McDonald's downstairs and the building management is nice.

Cancellation Policy

No Visa No Pay

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which the accommodation provider operates, and who book a room with accommodation provider, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide the evidence of their refusal of entry to the UK to study no later than 3 days after notification of their refusal.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student's full name, address and date of issue. This need to be emailed to the apartment.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

Refund Guarantees Time Limit

7 days cooling off period
You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme's processing period and your deposit refund will come directly from them - you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time.

2.Out of Initial Cancellation Period
If you cancel your booking after the 7 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until the apartment is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £50 variation of contract fee which they will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that's the amount that will be retained.

Refund Policy

Your deposit will be returned to you at the end of your tenancy agreement and after your room has been inspected. The amount returned to you will depend on any outstanding charges and any damage found in your room or common areas of the apartment. Please refer to your tenancy agreement for more information. It may take up to 30 working days for the deposit to be credited at the end of the tenancy period.

Room Assignment Policy

When applying for a room you will be asked a series of questions to determine the type of room/apartment you require, and any special requirements you may have. Please note that unless you have a disability as defined and covered by the Equality Act 2010, the hotel cannot guarantee that your special requirements will be met. If you have a clear disability, we will try to accommodate your allocation needs wherever possible.

If you have a disability, medical condition or special requirement that affects your accommodation requirements, please let us know in the additional notes section of the online or paper form when completing your application. We encourage you to disclose any special requirements for your accommodation, such as your preference for culture, religion, sex, gender etc., so that we can make an informed decision about your room allocation. Where appropriate, applicants may be given priority in the allocation category for disclosing a disability to us.

Room Change Policy

You will need to make a formal request to the accommodation team at the property you are living in. If you request to move during your tenancy you will also receive new documentation confirming the details of the room move, which you will need to sign or accept online. If your new room is more expensive then you and your guarantor will be liable for the higher rent from the date you are admitted to occupy it.

Subletting Policy

If it is a sublease order, please note the original landlord A and tenant B when recording the order

2. When the consultant records the order of tenant B, he needs to note the name of the original landlord A, student ID, and the previous order number (the apartment can confirm the commission only after providing these contents)

Termination Policy

Deposits vary from property to property and your deposit will be placed into a deposit protection scheme where it is held securely throughout the academic year and will be returned to you at the end of your contract in accordance with the terms of your contract.

The deposit you pay on application cannot be used to pay rent in instalments as it is protected by the deposit protection scheme for the duration of your tenancy.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in three installments, in September, January and April. If there is no valid UK guarantor, full rent must be paid 1 month before the start of the contract.

How to pay rent?

Please enter the Student Portal interface of your apartment, click Review/Pay Statement to enter the payment interface, then tick the items that need to be paid, and click pay to enter the payment interface. The apartment supports online credit card payment (credit card is supported) or bank transfer 1. For online credit card payment, please ensure that the payment card type is one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron. Carefully fill in the cardholder information, and please ensure that the payment card has sufficient credit, and the bank is opened and supports payment behavior. Please note that payment cards do not need to be present in person. 2. For bank remittance, please contact the apartment to obtain the transfer account under the guidance of the consultant, and then complete the corresponding payment in the bank. However, please note that wire transfers can take several business days to arrive, so payment needs to be arranged in advance.
