Arran House student flats offer Studio (Private bathroom and kitchen) and En-suite (Private bathroom, Shared kitchen) room types with 302 beds. The flats are fully furnished with all the infrastructure and amenities. The rooms have beds (with mattresses), wardrobes, desks and chairs. The kitchens are fully equipped with basic internal facilities, including refrigerators, induction cookers, cooker hoods, microwave ovens, cupboards, and other kitchen appliances.

 

In addition, Arran House Student Residence offers a bike storage area and a cinema screening room, and the common area is an excellent place to socialise and study. Free high-speed Wi-Fi is available in all rooms so students can keep up with everything. Rent includes all utilities such as water, electricity, gas, and property insurance.

Arran House is situated in the heart of Edinburgh and is conveniently located for restaurants, cafes and supermarkets. There is a Tesco Express within 5 minutes walk of the halls of residence, a wide range of restaurants within a 10 minutes walk, Fahrenheit Restaurant & Bar and First Coast Restaurant are the best choices for dining. Fountain Park and Nutrifiz HQ shopping centres are nearby for your shopping needs. The city centre is also a 10-minute walk away and offers a wide range of supermarkets, shopping malls, restaurants and bars, cinemas, famous attractions and theatres for your daily entertainment. The Royal Mile and Edinburgh Castle are also within easy reach, so you don't have to worry about being bored after school.

 

Transport

Arran House is close to the University of Edinburgh and is a 17-minute walk from Edinburgh College of Art, a 19-minute bus ride from Edinburgh Moray House School of Education, and a 34-minute bus ride from Edinburgh's KB Campus. It takes 25 minutes by bus to get to Heriot-Watt University. Grove Street and Haymarket Station bus stations are a 5-minute walk away, so students don't need to worry about commuting to classes. Haymarket train station is also nearby, so students can travel to all corners of Edinburgh, which is very convenient.

No Visa No Pay

No Visa No Pay
If you are not successfully awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:
1.You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
2.You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.
If your tenancy has commenced you will remain liable for the rent payable under the tenancy agreement until we receipt of the above.

This is applicable to prospective first-year undergraduate students only
If you are not successful in obtaining your place at your chosen university, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement provided the following criteria are met:
1.You submit your request to cancel, in writing or by e-mail to the residence manager at the property, before 22th August 2024; and
2.You provide the manager with a copy of your rejection letter from the University or UCAS.
Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

Details

CANCELLATION POLICY - Scotland 2024/25
Unless the context otherwise requires, words and expressions defined in your tenancy agreement shall have the same meanings in this cancellation policy.
Bookings made prior to 1st May 2024
If you sign your Tenancy Agreement prior to 1st May 2024 and you have not collected the keys to your room, you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the Property, with no penalty up until 1st May 2024. Once we receive such a notice, we will confirm receipt, cancel your tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Bookings made on or after 1st May 2024
If you sign your Tenancy Agreement on or after 1st May 2024, unless the tenancy agreement has already commenced and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the manager at the property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Bookings made for Semester 2 or starting after the 1st January 2024
If you sign a Tenancy Agreement for a semester beginning after the 1st January 2024, you may cancel your Tenancy, by giving notice in writing or by e-mail to the manager at the Property, with no penalty up 8 weeks before the start of your agreement. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Unless the Tenancy Agreement has already commenced and if you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). During the cancellation period you may cancel your Tenancy, by giving notice in writing or by e-mail to the manager at the Property. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Cancelling outside the Cooling-Off Period
Outside the cooling-off period, you may request to cancel your tenancy, by notice in writing or by e-mail to the manager at the property. However, you will remain liable for the rent payable under the tenancy agreement until a suitable replacement tenant has been found.
Cancelling as you do not receive your visa
If you are not successfully awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

2.You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.

1.You submit your request to cancel, in writing or by e-mail to the residence manager at the property, before 15th August 2024; and
2.You provide the manager with a copy of your rejection letter from the University or UCAS.
Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

When is the due date for rent payment?

Please enter the Student Portal interface of your apartment, click paymet to enter the interface, you can check the rent payment deadline on the contract, please pay the rent before the due date.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in three installments, in September, January and April. If you do not have a valid UK guarantor, full rent must be paid 1 month before the start of the contract.

How to pay rent?

1. Online payment: Enter the Student Portal interface of your apartment, click payment to enter the payment interface, tick the items that need to be paid, and click pay to proceed to the payment interface to pay. Please note that the type of payment card must be one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron, please ensure that there is sufficient credit, fill in the account information accurately, and the bank opens and supports this payment behavior. Payment cards do not need to be present in person. 2. Bank remittance: Please contact the apartment to obtain the receiving account information under the guidance of the consultant, and then complete the corresponding payment in the bank. Please note your name and ID to facilitate the identification of the apartment, and the wire transfer will take several working days to arrive, so you need to arrange payment in advance. 3. Payment by phone: call the apartment and provide account information to complete the payment. 4. On-site payment: Students who have arrived at the local area before the rent payment deadline can choose to pay on the spot at the front desk of the apartment.
