Haymarket is a modern student accommodation in Edinburgh with many room types. The flats have a good infrastructure, and the rooms are comfortable and clean, making them ideal for students and young people to live and stay. There are a variety of restaurants, supermarkets and small shops within a 10-minute walk, such as Sainsbury's Local, H&T Pawnbrokers, etc. Haymarket Edinburgh is located in the centre of Edinburgh. It is named after its proximity to Haymarket station, about a 5-minute walk away, and an excellent public transport link to Edinburgh College of Art and the University of Edinburgh.

Haymarket student accommodation has 168 beds in En-suite and Studio rooms; the En-suite room has a double bed, under-bed storage and wardrobe, desk and chair. There is also a shared kitchen with a sofa, dining table and large LCD TV. Each studio will include a personal bathroom, double bed, under-bed storage, wardrobe, study space, and a single kitchen including a cooker, refrigerator, and microwave. Haymarket student flats also have communal areas such as a gym, games room, cinema, a study room to discuss problems with friends, and an outdoor patio to host a party in, and the rent is inclusive of utilities, so there's no need to worry about paying for them.

 

Location and What's Hot?

Haymarket student accommodation in Edinburgh is located in Edinburgh's West End, a 10-minute walk from Edinburgh city centre, with a good selection of supermarkets, bars and cafes. Within a 10-minute walk are Sainsbury's Local, H&T Pawnbrokers and an Asian supermarket, which is very convenient for buying household items. There are two Italian restaurants next to the flat, Locanda De Gusti and Mia Italian Kitchen, and a minute's walk to Dalry Road, where you can find a Domino's Pizza and a Chinese hot pot restaurant, Shamba Chilli. Nido Haymarket is within walking distance of the historic Haymarket, just a 20-minute drive from the historic Edinburgh Castle and the National Galleries of Scotland, so there's no need to worry about getting bored.

From Haymarket, it's a 17-minute walk to Edinburgh Napier University Craiglockhart Campus, a 22-minute walk to the Edinburgh College of Art, a 40-minute bus journey to the Edinburgh KB Campus and a 22-minute bus journey to Heriot-Watt University. Haymarket Station bus stop is a 4-minute walk away, from which you can travel to all corners of Edinburgh. Details

1.CANCELLATION- WITHIN THE 7 DAY ‘COOLING OFF PERIOD’
Supplier operate a 7 day ‘cooling off period’ upon receipt of the Advance Rental Payment.
If you cancel within this 7-day period, your Advance Rental Payment will be refunded to you.
You will no longer be liable for the contractual obligations as set out in your tenancy agreement.

2. CANCELLATION- OUTSIDE OF THE 7 DAY ‘COOLING OFF PERIOD’
If you wish to cancel your booking after the 7-day cooling off period, you will remain liable for the contractual obligation set out in the tenancy agreement.
Exceptions to this may be considered if proof is offered under the following circumstances:
Your UK Visa application has been denied.
You have failed to obtain the required qualifications to get into your first University of choice or;
Extenuating circumstances e.g., ill-health, family circumstances.
If you have failed to obtain your grades or your UK visa has been denied, then you must provide proof emailed to site within 72 hours. Upon receipt of the proof your booking will be cancelled, and Supplier will refund your Advance Rental Payment. You will no longer be liable for the contractual obligations in your tenancy agreement.
If your reason for cancelling is extenuating circumstances, then proof must be emailed to site and then your request to cancel will be considered. Please be aware Supplier are under no obligation to cancel under extenuating circumstances, and these will be dealt with on a case-by-case basis.
If you fail to send the proof within the 72-hour timescale, your Advanced Rental Payment will be retained.
If you fail to tell Supplier until after the tenancy commencement date you will be liable for the full contract.
All requests to cancel a booking must be made in writing via email to the site you have booked or by emailing site team.

3. CANCELLATION AFTER KEYS COLLECTED OR COMMENCEMENT OF THE TENANCY.
Once you have collected your keys or your tenancy start date has commenced you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy and its contractual obligations.
You agree that you shall not transfer or sublet your tenancy to anyone else without obtaining written consent from Supplier.
Only when a suitable replacement has been found and they have completed their booking, passed our checks, and paid any rent due will you be eligible to be released from the tenancy liability.
For the avoidance of doubt, you are liable for any rental from the start of your tenancy to the day before the new replacement tenancy begins.
Once it has been confirmed you can be released from your liability, Supplier will then process the refund of any overpaid rental (if applicable) including your Advance Rental Payment.
Any refunds due will not be processed until the replacement occupier has collected keys and checked in.
If you fail to find anyone to replacement your tenancy you remain liable for the full agreement and any contractual obligations as outlined including all rental due as stated.
If you have withdrawn from university due to extenuating circumstances, please speak to the site accommodation team for further advice.

Renewal Policy

If you need to extend your contract for whatever reason, please contact your accommodation team directly for prices and information. Extensions are subject to availability.

Early Move-in Policy

If you need to move in earlier than your tenancy start date, please contact the site you have booked at, all contact numbers and emails can be found on their web page. Early arrivals are subject to availability and you will need to pay any additional rent due before you move in.

Room Assignment Policy

If you wish to upgrade your room, or move to a different room type, which is the same type as your original choice, you can do so free of charge up until the Tenancy Start Date, subject to room availability.

Room Change Policy

It may be possible to change your room after you have moved in depending on availability- we suggest you get in touch with your accommodation team on site, over the phone or through email. Please note to be able to complete a room move, your rent account will need to be fully up to date, an inspection of your room will take place and you will incur a £50 administration charge that will need to be paid before the move can take place.

Subletting Policy

There is a £50 admin charge for tenancy takeovers and room moves.

Smoking Policy

No, smoking is a fire hazard and so for the safety and comfort of everyone, smoking, including the use of e-cigarettes/vapes is forbidden in either your room, the communal areas of your flats or any other internal area of the building. There are designated smoking areas in the grounds of every building which you are welcome to use. Note that anyone found to be smoking in the building will be subject to antisocial behaviour process.

Can I change rooms after check-in?

The apartment will try to arrange it. If a room is available and you have an understandable reason for wanting to change, the apartment can communicate to change rooms, please note that the price difference will be charged for changing rooms.

Do you provide kitchen supplies and bedding?

These items are not included in your room as they tend to be personal items. However, we've partnered with UniKitOut and Rise & Fall (an eco-friendly option), so you can buy everything your room needs and have it ready for you when it arrives.

What materials should be prepared when moving in

Upon check-in, the apartment front desk will need to see a form of photo identification (passport, driver's license, etc.). Proof of studies from your university, preferably an offer, will also be required, and the apartment may also require a copy for their records and upon request from the local council.
