Cancellation Policy

No Place No Pay

Students who have signed their tenancy agreement, who are applying to get into university and miss their grades, have to supply evidence to CityBlock within 7 days of receiving the result from the university in order to cancel their tenancy agreement and receive their deposit back. This is only for first years and not students who are already at university. Students who are already at university would need to find a student to ‘take over’ their tenancy agreement and would lose their deposit.

Details

The cancellation policy is as follows,
1. A student has 14 days from the day of booking a room on the website to accept their tenancy agreement and sign. If they fail to sign their tenancy agreement within this period, they lose their £100 deposit and the room automatically goes back on the website to be sold.
2. If a student cancels within 14 days of booking their room the deposit will be returned to them around 4 weeks.
3. If a student signs their tenancy agreement and wants to cancel, they are legally bound by the terms of the contract and will need to find a student to ‘take over’ their tenancy agreement for the full term of the tenancy remaining. They will not receive their deposit back.
4. Refund Policy

Cancellation & Refunds

- I understand that if, for any reason, I cancel within 14 days of submitting this online booking and I haven't accepted the tenancy agreement, I will receive the holding deposit back.

- I understand that if, for any reason, I cancel after 14 days of submitting this online booking and I haven't accepted the tenancy agreement, the holding deposit will be retained by CityBlock to cover our reasonable costs.

- If I proceed to signing an appropriate tenancy agreement, I understand that I abide by the terms and conditions stated in it and I agree that my holding deposit of £100 will be allocated as a refundable tenancy deposit as itemised in my tenancy agreement.
CityBlock will protect your deposit with a government-approved tenancy deposit protection scheme within 30 days from you signing your tenancy agreement.

- I understand that I can cancel my room at CityBlock if I missed the grades to get into the university/college I wanted. I will need to provide a copy of either the rejection letter from the chosen university/college, or a screenshot of my UCAS status which confirms that the required results were not achieved to CityBlock within 7 days of receiving my results. If CityBlock is satisfied with the documentation, my tenancy deposit will be refunded, and the Tenancy Agreement will no longer be binding.

Room Assignment Policy

If the room you require is available the CityBlock Lettings team can allocate the room choice. In the circumstances where the room is unavailable the team will do all they can to accommodate.

Contact the lettings team at CityBlock for any room change requests.

Subletting Policy

Residents are not able to sublet their room as it against their tenancy agreement. They can however find another person to take over their tenancy.

Termination Policy

Cancellation & Refunds

- If I proceed to signing an appropriate tenancy agreement, I understand that I abide by the terms and conditions stated in it and I agree that my holding deposit of £100 will be allocated as a refundable tenancy deposit as itemised in my tenancy agreement. If I decide to cancel my booking after my tenancy has been signed I understand I am legally bound by the contract and have to find another person to take over my contract.

Smoking Policy

Marton Street has adopted a no smoking policy for your safety and the comfort of other residents. This includes the use of E-cigarettes and vape pens.
