Is the apartment safe?

All iQ apartments are equipped with closed-circuit television monitoring systems and on-site security personnel are on call 24 hours a day. And each apartment building is equipped with smart access control. Tenants are not allowed to open the door for non-tenants of the apartment.

Do the apartments provide bedding?

Not available, please bring your own sheets, quilts, pillows, towels, etc. when you check in, or you can choose to buy them locally when you arrive, or participate in the corresponding activities of uhomes to get them

Does the apartment provide cleaning service?

Your own room needs to be cleaned and kept clean. The apartment is responsible for the hygiene of common areas such as social spaces, reception, laundry etc.

Sorry, iQ apartments do not allow any pets, please do not bring them in.

Can I smoke in the apartment room?

No, all iQ apartments are non-smoking. However, smoking is allowed in designated areas outside. Do not smoke near the windows of other rooms, as the smell of smoke may waft into other rooms.

Can I book an apartment under the age of 18?

All students staying in student accommodation in England and Wales are also able to book if they are 18 years of age or over at the time of move-in. Consult your dedicated consultant for details.

What if I have a maintenance problem?

Maintenance registration can be done at any time by logging into the online maintenance portal in the apartment account. Or you can go to the apartment front desk for help.

What items are prohibited?

There is a list of prohibited items in your accommodation booklet. For fire safety reasons, prohibited items include candles, oil burners, gas appliances and heaters. Please refer to the full list attached below. If you have questions about whether other items can be brought in, please consult the apartment management team before moving in.

Do you allow friends to stay in the apartment?

You can occasionally invite friends to stay, but please respect roommates and let the apartment service team know. In addition, you are also responsible for the actions of the visitors you bring into iQ Apartments.

Does the apartment have laundry facilities?

Yes, the vast majority of our apartments have laundry rooms that are serviced and sanitized by independent supplier Circuit Laundry.

Is there a set closing time for the apartment at night?

There is no rule, it is up to you to decide when to return to the apartment. If returning late at night, please respect other people and keep your voice to a minimum.

Is food provided in the apartment?

Our apartments do not have restaurants or canteens, but most offer vending machines where you can buy chocolates, chips, drinks, ice cream and other snacks.

Is there internet in the apartment?

Yes, all our apartments have WiFi installed and can be used in all rooms at no extra cost. The service is provided by our network partner ASK4. In case of any problems with internet connection, their contact details can be found in the property brochure received upon check-in

Term of payment in installments?

Your rent is paid in four installments throughout the year so that you can more easily afford rent.

Can group reservations be made?

Can. If you want to book with friends, you can visit our booking portal and choose the rooms you want to book in the same apartment. Alternatively, you can contact our apartment management team, they are all happy to help you.

How do I cancel my reservation

Reservations can be canceled until July 31 of the same year the resident moves in. Booking fees are non-refundable.

How can I meet other people living in the apartment?

The apartment is equivalent to an international community built for students. The students staying here are studying in various universities and institutions. This diversity is a very meaningful experience for studying abroad.

How to collect mail/express?

Mail will be delivered to the mailbox in the apartment. Larger mail or mail that requires a signature will be left at the reception. If the reception receives your email, you will be notified, please go to pick it up in time.

If living in a shared apartment, can I choose a roommate?

When choosing a room, you can check the gender of other tenants who have booked the apartment, and if you have a roommate you want to share, your exclusive consultant will help you coordinate.

What if I can't pay my rent?

If you experience financial difficulties, please contact the apartment responsible for your stay as soon as possible.

I only have a con offer, can I book an iQ apartment?

Yes, if you do not meet the grade requirements of the universities you have applied to, then your booking fee will be fully refunded. When applying for a refund, you need to provide a confirmation letter from the university to withdraw the offer - please provide it within 72 hours after receiving the official confirmation letter. Please note that this is the only case where the booking fee, or deposit (in Scotland only) is refundable.

Can I store items during the holidays?

If you continue to live in the next year, you can discuss storage with the apartment.

Can I choose a specific room in the apartment?

Of course, you can communicate with the consultant when booking and choose a room you like best.

If you want to bring a TV, please check if there is a TV connection in your room, but do not bring a TV larger than 21 inches. It is not allowed to hang the TV on the wall, so please make sure your TV can be installed independently.

Can I bring my bicycle?

Yes, most iQ apartments have secure bicycle storage which is free to use. But you need to register your bike with the management team of the apartment when you check in.

Can I come with my own car?

Some of our apartments offer a limited number of parking spaces, some of which are disabled parking spaces. However, the apartment is very close to the school and various facilities, so there is no special need to drive. If you do need to arrange a parking space, please contact the management team of your apartment as soon as possible so that it can be reserved for you (as parking spaces are in high demand).

Can I move out of the apartment early?

You can move out at any time, but the tenancy agreement with iQ is for a fixed term and you will still be required to pay the full rent until the contract expires. In special cases, the operation manager has the right to allow the guest to terminate the contract in advance.

Can I check in earlier?

Yes, we can try our best to arrange early check-in for you in most cases. Please contact the iQ Apartments management team directly and they will be in charge of making arrangements for you.

After check-in, the room can be changed if the situation permits. However, switching rooms will incur additional costs. Make sure the room you want is available, and then apply to the manager of your apartment.

Do I need to clean my room when I move out of the apartment?

Yes, please make sure the room is clean when you move out, otherwise there will be a cleaning fee.

What are the fire safety measures at iQ Altus House?

The safety of students is always our top priority. iQ Student Accommodation takes a highly proactive approach to fire security, including:<ul><li>Smoke or heat detectors are installed in every bedroom and kitchen.</li><li>Sprinklers, wet risers, and automatic smoke ventilation are equipped in some properties, depending on the building design.</li><li>Fire detection systems are installed throughout all buildings.</li><li>Fire alarms are connected to a central monitoring service, via Red Care, in the vast majority of buildings.</li><li>On-site staff underwent specialised training in fire safety, including responding to fire alarms and conducting regular building inspections.</li></ul>The fire security systems at iQ Altus House are confirmed by independent fire engineers, regularly maintained and serviced in line with relevant British Standards, and inspected by both external qualified fire risk assessors and internal Health & Safety officers. It was quite a good accommodation experience. The apartment has a front desk on duty 24 hours a day, so you can pick up your packages anytime, and regular activities are held. Internet speed: Very good 👍🏻, no lag while gaming. Location: Particularly good, in the city center, with a large supermarket downstairs, close to the train station, and not too far from the school. Facilities: There is a gym, game room, and a rooftop.

I lived at Altus House for a year, and my overall experience was great. I highly recommend it to students preparing to study in Leeds. The biggest advantage of the apartment is its excellent location. It takes just five or six minutes to walk to Leeds city center, making it very convenient for shopping, dining, or meeting friends. The surrounding amenities are also quite comprehensive, with many supermarkets nearby. You can reach M&S within a few minutes on foot and Morrisons in about a minute. There’s also a Co-op downstairs, making it very easy to buy daily necessities and ingredients, so there's basically no need to worry about daily life needs. Transportation is equally convenient. It takes about ten minutes of walking to get to Leeds train station and bus station, so it’s very convenient for daily commutes or weekend trips to other cities. The school is also very close; I study in the business school program, and even if I walk to the farthest building from the apartment, it only takes about twenty minutes. Other teaching buildings are even closer and can be reached on foot. Additionally, the apartment is relatively new, and the facilities are well maintained, resulting in a good living experience during my stay. The common areas are kept quite clean and tidy, creating a comfortable environment that makes you feel safe living there.

The elevator was out of order for quite a while during Christmas, and there are common issues like sewer smells that are typical for British apartments. The staff are quite friendly, and they respond quickly to repair requests, but combined with the higher floors, they can bring only one person up.

Overall very good, not far from the city center and schools. The room has great lighting and plenty of storage space. The public areas are very tidy and fully functional. The only issues are that the bathroom shower is a bit small and the elevator is not very stable, which makes it prone to breaking.
