Arrad House is a uniquely designed student accommodation in Liverpool dedicated to making students feel at home. With communal study areas, social spaces and bike storage, Arrad House is ideally located within walking distance of popular hotspots in the surrounding area. It has excellent bus links to the city centre. With the Liverpool John Moores University just a 3-minute walk away, this is the ideal accommodation for students studying in Liverpool.

 

Features

Arrad House has only one Classic En-Suite room type, with single beds in each room and five people sharing a kitchen. The dormitory is fully equipped with its own bathroom, study table and chairs, storage space, wardrobe and heating. The kitchen is equipped with combination cabinets, a combination stove, an extractor hood, a refrigerator, a dining table and chairs. All amenities are available for a turnkey stay.

 

Arrad House flats are cleaned fortnightly, and there is a car park and bicycles for students' convenience. There is an activity room with a TV, ping pong table and football table where students can relax. The rent covers all utility bills, and primary contents insurance is provided, so you don't have to worry about bills.

 

Location and What's Hot?

Arrad House is situated in a cluster of residence halls in Unit Student Village and is surrounded by student accommodation in a very safe and secure environment. Arrad House is also very conveniently located just across the street from a TBS bank, a few restaurants and pubs, and right outside the doorstep of the Student Village convenience store. There is also a Student Village convenience store right outside the door, where you can buy all the essentials and food you need for your daily life.

 

Arrad House is 2 minutes to the nearest restaurant, 3 minutes to the park and 6 minutes to the cinema. It is also very close to the city centre, just a 15-minute walk to the city centre and a 20-minute walk to Liverpool One, the busiest shopping centre in the city.

 

Transport

Arrad House Apartments are located right in the middle of Liverpool's university area. From Arrad House, students can walk 3 minutes to Liverpool John Moores University and the University of Liverpool in 5 minutes, so you'll never have to worry about being late for class again. There is a bus stop right underneath the halls of residence, and Liverpool Lime Street Station is a 12-minute walk from the halls of residence, making it easy to get around.

 

Security and Service

Arrad House has a 24-hour electronic door entry system and video surveillance system, which means that visitors have to pass through multiple electronic gates to enter the halls of residence. In addition, Arrad House has its maintenance team, so if you have any problems with any of the facilities after you have moved in, you can report them directly to the front desk, and the house will repair them as soon as possible.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.
1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
2.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
-No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.
If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.
3. Replacement Tenants - the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply. Please note the point that Unite Students is under no obligation to enter into a Tenancy Agreement with any replacement Tenant that is suggested under this provision.
Passed the 31st August, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement Tenant.
