Built in 2019, the apartment is located on Sheffield's busiest street, West Street, just 7 minutes from the International College and 13 minutes from the University of Sheffield, not to mention shops, restaurants and cultural attractions within walking distance of the flats.

Living in Straits Manor, students can enjoy the ultra-fast Wi-Fi, large beds and bedrooms and communal dining spaces on-site. Not only that but the plush student accommodation includes an on-site gym, cinema and games lounge. All of this and your utility bills are included.

The flats offer Ensuite (single room with ensuite bathroom, sharing the kitchen with other students) and studio room types (ensuite bathroom, separate kitchen), so there is something for you.

 

The ensuite includes ensuite bathrooms and shared kitchens, 13-21 sq. ft. in size, all with 6 rooms. The studio has private bathrooms and kitchens, 18-26 sqm.

 

The flats feature an outdoor courtyard, a cinema and games entertainment room, a karaoke room, a gym, a communal party kitchen, secure bike storage and a communal study room. The needs of students can be met without leaving home.

Straits Manor has a variety of restaurants right around the corner, including Chinese, Japanese and Mexican restaurants. Whether you want to go to any of the downtown shopping centres or two top clubs, they are all very close by. Orchard Square Shopping Centre is a 2-minute away, and Curzon Cinema is 5 minutes away. Very well-located and perfect for students from the University of Sheffield and Sheffield Hallam University.

 

Transport

Straits Manor is ideally situated in the heart of Sheffield, a short walk from two universities. A mere 7-minute walk will take you to Sheffield Hallam University, or a brief 2-minute drive. If you're heading to Sheffield International College, it's only a 3-minute drive or a 6-minute walk. Sheffield College can be reached within 21 minutes on foot or a 7-minute drive. Sheffield University is an easy 8-minute drive or a 16-minute walk. If you need to visit the Royal Hallamshire Hospital, it's a 17-minute journey by public transportation or a convenient 13-minute drive. Everything you need is right at your fingertips.

Cancellation Policy

No Visa No Pay

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which the accommodation provider operates, and who book a room with accommodation provider, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide the evidence of their refusal of entry to the UK to study no later than 3 days after notification of their refusal.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student's full name, address and date of issue. This need to be emailed to the apartment.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

Refund Guarantees Time Limit

7 days cooling off period
You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme's processing period and your deposit refund will come directly from them - you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time.

Details

2.Out of Initial Cancellation Period
If you cancel your booking after the 7 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until the apartment is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £50 variation of contract fee which they will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that's the amount that will be retained.

Early Move-in Policy

If you wish to arrive earlier than your contract start date, you need to email or call the sales team on 0330 111 1815 or salesenquiries@prestigestudentliving.com. If early arrival is possible your contract will be adjusted and you will need to accept it then pay the additional charges prior to arrival. Please note, not all requests can be accommodated.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student's full name, address and date of issue. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

Room Assignment Policy

If you follow the ‘book now’ process you can select the room of your choice or you can make special requests within the ‘create application’ route which we will do our best to accommodate, however all requests and subject to availability and conditions.
If you are applying to live with friends, please ensure that you follow our ‘create application’ link online, list the friends that you would like to live with and we will then contact them and make the arrangements for you!

Pets Policy

Room Change Policy

You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online.

Should your new room be more expensive, then you and your Guarantor shall be liable for the higher rent from the date you are given access to it.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in three installments, in September, January and April. If there is no valid UK guarantor, full rent must be paid 1 month before the start of the contract.

How to pay rent?

Please enter the Student Portal interface of your apartment, click Review/Pay Statement to enter the payment interface, then tick the items that need to be paid, and click pay to enter the payment interface. The apartment supports online credit card payment (credit card is supported) or bank transfer 1. For online credit card payment, please ensure that the payment card type is one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron. Carefully fill in the cardholder information, and please ensure that the payment card has sufficient credit, and the bank is opened and supports payment behavior. Please note that payment cards do not need to be present in person. 2. For bank remittance, please contact the apartment to obtain the transfer account under the guidance of the consultant, and then complete the corresponding payment in the bank. However, please note that wire transfers can take several business days to arrive, so payment needs to be arranged in advance.
