Free Cancellation until Aug 23, 2024, for the following specific criteria with evidence in 72 hours.
No visa no pay: Failure to obtain UK Visa results in Tenancy Agreement cancellation.

No Place No Pay

Free Cancellation until Aug 23, 2024, for the following specific criteria with evidence in 72 hours.
No offer no pay: If you are a first-year prospective undergraduate student, the offer withdrawal due to not meeting entry grades or choosing a different university.

Details

**1. Holding Deposit:**
- Paying the Holding Deposit secures your room.
- The deposit converts to a refundable Security Deposit upon signing the Tenancy Agreement.
- Security Deposit is protected in a government-approved scheme.
- Consent given to use provided details for government sanction list checks.
- Refund of Security Deposit at the end of tenancy if no arrears or damages.

**2. Cancellation by You - Cooling Off Period:**
- Full Holding Deposit refund within 14 days of Accommodation Offer.
- If booking made <14 days before check-in, cancellation until 14 days after Offer or Tenancy Start date.
- Cancellation via email, refund within 7 days during cooling off; after, no Holding Deposit refund.

**3. Period Before Tenancy Agreement:**
- Holding Deposit not returned if deadline missed, false info provided, or immigration issues.

**4. Period From Tenancy Agreement:**
- Free Cancellation until Aug 23, 2024, for the following specific criteria with evidence in 72 hours.
A.No offer no pay: If you are a first-year prospective undergraduate student, the offer withdrawal due to not meeting entry grades or choosing a different university.
B.No visa no pay: Failure to obtain UK Visa results in Tenancy Agreement cancellation.
- Other cancellations: no Holding Deposit refund, obligations under Tenancy Agreement remain.
- Replacement tenant possible, subject to agreement; refund minus Holding Deposit as a cancellation fee.

**5. Cancellations After Moving In:**
- Agreement termination possible if conditions met, including finding a replacement tenant.
- If no replacement found, responsibility for full rent until end of contracted time.

**6. Cancellations by CRM Students or Landlord:**
- Booking canceled if Tenancy Agreement not signed within 14 days.
- Failure to check-in without signed agreement results in cancellation; Holding Deposit not refunded after cooling off period.

**7. Room and Tenancy Changes:**
- Tenancy length extension possible until start date; start date change requires contact with accommodation team.
- Room upgrade or change free until start date; after, subject to availability with a £50 administration charge.
