Cancellation Policy

No Place No Pay

If You Don't Get a Place at University:
*Applicable to first-year prospective undergraduate student
If you're a first-year prospective undergraduate student and your offer at your preferred higher education institute is withdrawn, Accommodation Supplier may be able to release you from your tenancy agreement if:
· You find a suitable replacement to take a new tenancy agreement for the rest of your tenancy. This person must: be at least 18 years old and enrolled as a full-time student in a university close to the accommodation; enter into a tenancy agreement with us and pay all sums due within it; and provide a guarantor where reasonable, who must accept the terms and conditions set out in the tenancy agreement; and
· you provide a written rejection letter from your chosen higher education institute; and
· you provide a copy of the acceptance letter from your new higher education institute.

Details

Cancellation Policy

Where Accommodation Supplier accept your booking request, Accommodation Supplier will send you an offer of accommodation. You will need to accept the offer of accommodation online to confirm the booking. Accommodation Supplier reserve the right to withdraw an offer of accommodation at any time before it is accepted by you on the website. Please note that Accommodation Supplier's offer of accommodation shall automatically lapse if you do not confirm the booking within 10 days of receipt.

You can accept our offer of accommodation and confirm the booking by:
·logging into your account on the website
·providing details of your guarantor (if applicable);
·providing ID documentation and any further information which Accommodation Supplier may request from you; and reading through and signing your tenancy agreement.

Your booking will be confirmed and the contract to supply the accommodation created when you sign your tenancy agreement. You acknowledge and agree that once you have signed the tenancy agreement you will have no right to cancel the contract, and shall be liable to pay the full rent and any related fees relating to the accommodation for the duration of the tenancy.

Cancellation After You've Moved in:
If for any reason you decide to leave during your contracted term, Accommodation Supplier might be able to release you from your tenancy agreement. But only if these conditions are met:
· You agree not to transfer or sublet the tenancy to anyone else without our written consent, as in point 7.1(n) of the tenancy agreement.
· You find a suitable replacement to take a new tenancy agreement for the rest of your tenancy. This person must: be at least 18 years old and enrolled as a full-time student in a university close to the accommodation; enter into a tenancy agreement with us and pay all sums due within it; and provide a guarantor where reasonable, who must accept the terms and conditions set out in the tenancy agreement.
· You pay a £50 administration fee. Accommodation Supplier can't refund you until the student replacing you has taken over your room's contract, signed the tenancy agreement, paid, and moved in. If you can't find someone to take over your tenancy, you'll be responsible for paying the full rent until the end of your tenancy agreement.

Cancellation Policy

If the property accepts your booking request, an offer for accommodation will be sent to you. You will need to accept the offer online to confirm your booking. The property reserves the right to withdraw at any time before you accept the offer on the website. Please note that if you do not confirm your booking within 10 days of receipt, the offer will automatically expire.

You can accept the property's offer and confirm your booking by:

· Login to your account on the website

· Provide details of your guarantor (if applicable);

· Provide identification documents and any further information that the property may require from you; Read and sign your rental agreement.

Your booking will be confirmed by the property when you sign the rental agreement. You acknowledge and agree that once the rental agreement is signed, you will not have the right to cancel and will be responsible for paying the full rental and any related expenses related to the accommodation during the rental period.

After you move in:
If you decide to leave during your contract period for any reason, we may only allow you to leave if these conditions are met:
1. As set out in clause 7.1(n) of the Tenancy Agreement, you will need our written consent to transfer or sublet the tenancy to any other person.
2. You will need to find a suitable replacement to take over your tenancy for the remainder of your tenancy. This person must be: aged 18 or over and a full-time student at a university near the accommodation; have signed the tenancy agreement with us and paid all outstanding payments; and, where reasonable, provide a guarantor who accepts the terms and conditions set out in the tenancy agreement.
3. You will need to pay an administration fee of £50. This cannot be refunded until your replacement takes over your tenancy, signs the tenancy agreement, pays for it and moves in. If you cannot find someone to take over your tenancy, you will be responsible for paying the full rent until the end of your tenancy.
No school offer
If you are a first-year undergraduate student and your acceptance letter from your first choice university is rejected, the apartment may terminate your lease agreement in the following circumstances:

You find a suitable replacement to sign a new lease for the remainder of your lease. This person must: be over 18 years old and a full-time student at a university near the apartment; Sign a lease agreement with the apartment and pay all due amounts therein; Provide a guarantor if reasonable, who must accept the terms and conditions set out in the lease agreement; Provide a written rejection letter from your chosen university; and You can provide a copy of the acceptance letter from the new university.

Room Change Policy

You can change rooms during the cooling-off period. After this period, changes need to contact the apartment directly or consulting uhomes.com. Please note that room changes are subject to availability.

Subletting Policy

Hello Student allows and only accepts students to sublet due to objective circumstances. If the circumstances are met, students need to provide a reason and relevant supporting documents. If the apartment is reviewed by the apartment, the sublet will be made at the real-time price.
If the original reservation has a commission, the subletting reservation will also have a commission.

Portal] in their mailbox. Click Access Portal to set a password. Uhomes! is recommended (the exclamation mark is part of the password).
2. Log in to your account from the official website link https://portal.hellostudent.co.uk/Account/Login. Click a string of numbers starting with AG to complete your address information.
3. Perform identity verification: Use your passport and perform facial recognition.
4. Accept the contract: Confirm that there is no problem with the information. Check each item and click [Confirm All].
5. After successful confirmation, you will receive the following congratulations email. Send your account and password to the consultant for review.

The apartment provides free high-speed WiFi for everyone. The speed of the network is about 98.9 mbps, but it is still subject to the data in actual use.

Can I pay in installments?

If you can provide a British nationality guarantor, you can apply for installment payment with the apartment, otherwise you need to pay the rent in full
