The Tramshed student flats feature a variety of En-suite and Studio room types with 316 beds, providing a quality living environment for Preston students. Rooms at The Tramshed are fully furnished and include a small double bed, cable TV, bespoke wardrobe, full-length mirrors, electric heaters, bookshelves and more. The bathroom has a mirror stand, sink, separate wet and dry shower, and more. The shared kitchen includes an inside dining table, electric hob, cupboards, fridge, microwave, oven, sofa and more. The flat rooms are beautifully designed and have all the amenities.

 

In addition, The Tramshed Apartments offer common area facilities, including a communal laundry, refreshment area, games area, gym, social area, spacious and comfortable study rooms and lounges to provide students with space for rest and recreation. The flats also have gardens and courtyards where students can sunbathe or barbecue in the courtyard. All utilities and heating costs are included in the rent, as well as insurance for the contents, so students don't have to worry about paying the bills!

 

Location and What's Hot?

The Tramshed is located on Friargate Street, with a bus stop on the doorstep and a wide range of restaurants, cafes and bars. There are also a variety of supermarkets within walking distance, including Tesco Express, Aldi and Sainsbury's for all your daily needs, Coco's Soul Food and Shahzaad Tandoori, which are all within a three-minute walk of the flats, Roper Hall, O'Neill's and Adelphi Preston, which are popular pubs for students. Adelphi Preston is a student-favourite pub just five minutes from the flat.

 

The Tramshed Apartments are just ten minutes away from the shopping centres of Fishergate and St George's, where there are Chinese, French and Japanese restaurants to satisfy the tastes of students from different countries. In addition to everyday food, clothing and accommodation, the Harries Museum is a ten-minute walk away, where students can learn about the local culture and culture.

 

Transport

The University of Central Lancashire is a five-minute walk from The Tramshed, so no more rushing to get to school in the morning. The Harries Museum is a 10-minute walk away, where you can learn more about the history of Preston. Cancellation Policy

No Visa No Pay

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student's full name, address and date of issue. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

No Place No Pay

Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.

Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer's UCAS status along with the results etc. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.

Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

Refund Guarantees Time Limit

7 days cooling off period
You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme's processing period and your deposit refund will come directly from them - you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time.

2.Out of Initial Cancellation Period
If you cancel your booking after the 7 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until the apartment is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £50 variation of contract fee which they will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that's the amount that will be retained.

How to pay rent?

Please enter the Student Portal interface of your apartment, click Review/Pay Statement to enter the payment interface, then tick the items that need to be paid, and click pay to enter the payment interface. The apartment supports online credit card payment (credit card is supported) or bank transfer 1. For online credit card payment, please ensure that the payment card type is one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron. Carefully fill in the cardholder information, and please ensure that the payment card has sufficient credit, and the bank is opened and supports payment behavior. Please note that payment cards do not need to be present in person. 2. For bank remittance, please contact the apartment to obtain the transfer account under the guidance of the consultant, and then complete the corresponding payment in the bank. However, please note that wire transfers can take several business days to arrive, so payment needs to be arranged in advance.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in three installments, in September, January and April. If there is no valid UK guarantor, full rent must be paid 1 month before the start of the contract.
