Can I cancel my booking?

Refund Guarantees Time Limit

Cancellation without liability within 14 days

No Place No Pay

If you don’t get your place at University, then your contract can be cancelled with no penalties. In order to take advantage of this you will need to provide us with written notification of your request to cancel your booking, along with proof from your HEI that your application was unsuccessful, no later than 7 calendar days after receiving this notification from your HEI.

No Visa No Pay

If you don’t get your VISA to travel to the United Kingdom then your contract can be cancelled with no penalties. In order to take advantage of this you will need to provide us with written notification of your desire to cancel your booking, along with proof from your local authority / The UK Home Office that your application was unsuccessful, no later than 7 calendar days after receiving this notification.

Full Cancellation Policy

Cancellations 1. Prior to the Tenancy Start date you may cancel your Tenancy Agreement (by giving us written notice of cancellation): a. at any time during the period ending on the date 14 days after the date we confirm your booking is complete (the “Initial Cancellation Period”). If you cancel the Tenancy Agreement during the Initial Cancellation Period, we will make no charge. We will refund in full the Advance Rent Payment or Security Deposit (as applicable) received from new customers, or b. If you are an International Student and subject to providing written evidence acceptable to the Landlord from a relevant higher education institute and / or immigration authority, at any time during the period commencing on the date we confirm your booking is complete and ending 20 August of the relevant academic year in which the Tenancy Period is due to commence, if: (i) you are not accepted as a student on a full time course by a higher education institution, or (ii) if your application for a student visa to study in the UK is rejected. We will make no charge and refund in full the Advance Rent Payment or Security Deposit (as applicable) received from new customers. 2. Outside the Initial Cancellation Period, you will remain liable for the Rent due under the Tenancy Agreement for the whole of the Tenancy Period or until a replacement tenant (who is satisfactory to Prime Student Living) is found for your Room. If the Tenancy Agreement is cancelled and a replacement tenant is found after the cooling off period but before the start date of the tenancy, or if a replacement tenant is found after you have moved in after the Start Date of your Tenancy, you will be charged in accordance with clause 3.5.5 of your Tenancy Agreement. If we confirm to you that a satisfactory replacement tenant has been found for your Room, and the relevant fee has been paid, we will then release you from your Tenancy Agreement with effect from the start date of the new tenancy agreement with the replacement tenant. If you have paid a Security Deposit this will be refunded in accordance with clause 4 of the Tenancy Agreement but outside the Initial Cancellation Period, we will retain the Advance Rent Payment. The entering into a new tenancy agreement with a replacement tenant will be entirely at the discretion of Prime Student Living.
