The flat offers two types of accommodation: studios and en-suite rooms. There are Classic en-suite rooms and Premium Range 2 en-suite rooms. The en-suite rooms have en-suite bathrooms, shared kitchen and lounge. They are ideal for students who like to be active and meet new people. The en-suite rooms are Classci Studio and Premium Range 1 Studio. In addition to the ensuite bathrooms, they have private kitchens with kitchen utensils. The rooms are spacious and suitable for students who prefer to live alone. Different room types are available to suit students with different budgets.

 

Equipment in the kitchen includes a fridge, freezer, microwave and hoover. The cupboards, fridge and freezer all have their area exclusive to you to store your belongings. The room has a comfortable bed, a desk, a chair and more. You can decorate the room to make it feel more like home. The bathroom is equipped with a shower, a sink, a mirror, a toilet seat, a towel rack, and more.

 

The flats also offer great communal spaces for relaxing and getting to know people who live together. The flats have a free swimming pool, table tennis table, comfy sofas, and a TV. There is also a separate study room. Students can use it when they want to seek some peace.

 

Locations and What's Hot:

This flat is ideally located in the centre of Reading. Famous bars, clubs, restaurants, cafes and shops surround it. Enjoying a cocktail at The Botanist Pub & Restaurant Reading or the Australian pub chain Walkabout is excellent. Fancy a spot of fine dining? You can enjoy a meal with friends at 7Bone Burger Co. in Reading. Or, of course, enjoy cocktails and Asian food at Coconut Bar & Kitchen, all less than four minutes away.

 

Transport:

Crown House student flats are just 5 minutes from the University of Reading's London Road campus and Oracle Shopping Centre. Henley Business School is a 25 minute walk away and Whiteknights Campus and Reading Railway Station are 15 minutes away. London, Oxford and Windsor are half an hour's drive away. A bus stop is right outside the flat, making it very easy to get to the rest of Reading. There are old landmarks, great shops and independent restaurants to make memories of your studies.

 

Security & Services:

The flats offer 24/7 security and maintenance services submitted through the free MyUnite App. If students have special needs, the flats can be made accessible. Our Emergency Command Centre is on "standby" 24/7, ready to help you in an emergency. You can contact the management team anytime with any questions about your accommodation. Your rental contract includes an amount of insurance coverage. This means the insurance company will cover any damage to the room's contents.

Cancellation Policy

No Visa No Pay

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student's full name, address and date of issue. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

No Place No Pay

Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.

Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer's UCAS status along with the results etc. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.

Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

Refund Guarantees Time Limit

7 days cooling off period
You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme's processing period and your deposit refund will come directly from them - you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time.

You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme's processing period and your deposit refund will come directly from them - you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time.
2.Out of Initial Cancellation Period
If you cancel your booking after the 7 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until the apartment is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £50 variation of contract fee which they will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that's the amount that will be retained.
