AXO Islington is a superb student accommodation in London, conveniently located on Holloway Road, a 10-minute drive to central London. There is a communal lounge with wide-screen TVs, a laundry room and bike storage to make everyday life easier for students. In addition, AXO Islington student flats are within a 20-minute walk of Camden Town and Islington High Street, where you'll find a wide range of restaurants, live music, pubs and more, and just three tube stops from Russell Square University and a direct bus journey to Regents College, making them an ideal accommodation for students.

 

Features

AXO Islington student flats are set over six floors and offer both En-suite and Studio rooms with 149 rooms. En-suite rooms offer small double beds, mattresses, study desks, chairs, wardrobes, etc. The communal kitchens offer two full-size fridges, two induction hobs, two built-in ovens, a microwave, a dining table and chairs, sofas, a kettle, a toaster, and a significant bin. Studio provides double beds, mattresses and mattress protectors, an under-counter mini fridge, a built-in oven, a microwave, an induction hob, and a high chair.

 

AXO Islington student flats also have a communal lounge, wide-screen TV, laundry room and bike storage. There is 24-hour security, TV monitoring and a secure door entry system. It also offers free WiFi, weekly cleaning of communal kitchens, rental packages for water and electricity grids, and insurance for the contents of the house. The building management and property maintenance team ensure a smooth stay. The flat organises regular student events to help students meet new people.

The famous hot spots of Camden Town and Upper Street in Islington are within a 20-minute distance from the property, with plenty of bars, supermarkets, restaurants, and entertainment options for students studying in London to enjoy.

Transport options are abundant in the AXO Islington area, with both Holloway Road and Archway underground stations within a 10-minute walk from the property. Additionally, it only takes 26 minutes by bus to get to University College London (UCL), whereas, to reach the Metropolitan by bus, it only takes 8 minutes or a 10-minute walk, and to reach the Central Saint Martins College of Art and Design (CSM) it only takes 17 minutes by bus.

Cancellation Policy

No Visa No Pay

DENIED VISA CANCELLATION – if you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent to Student Accommodation Supplier within 7 days of the letter/correspondence date. On receipt of the required documentation it will be verified and, provided Student Accommodation Supplier are satisfied, Student Accommodation Supplier will cancel your agreement and refund any advance payments.

Refund Guarantees Time Limit

Unless you have already collected the keys to the accommodation you may cancel your booking without penalty up to the 30th April 2024. All cancellations must be in writing via email to Student Accommodation Supplier and if approved any advance payments will be returned to you.

From the 1st of May 2024 onwards and unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to Student Accommodation Supplier at any time during the 7 days after you have accepted the offer online. If you do that, we will make no charge and will return any advance payments.

No Place No Pay

No Place No Pay (applicable to first year, postgraduate & rebooking students only) – If you are a prospective first year undergraduate student, postgraduate or a rebooking student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of:
(1)A written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or
(2)A copy of the proof of acceptance of your new university by UCAS adjustment.
These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to Student Accommodation Supplier. On receipt of the required documentation it will be verified and, provided Student Accommodation Supplier are satisfied, Student Accommodation Supplier will cancel your agreement and refund any advance rent paid.

24/25AY Cancellation Policy:

3.Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room. If a replacement Tenant is found for your Room before your start date, Student Accommodation Supplier will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, Student Accommodation Supplier will release you from your Tenancy Agreement seven days after the new Tenants Tenancy Agreement is signed or from the date the replacement student has moved in. If you have occupied the Room prior to this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

Important notice:
Please note that upon check-in all documents required must be uploaded to the student’s portal. Students will not be checked in if there are missing documents or payments outstanding as set out in the payment schedule.
By accepting the offer online, the tenant and the guarantor acknowledge they are entering into a legal binding contract. If either the Tenant and/or the Guarantor do not fully understand the nature of that contract, it is recommended that they take independent legal advice before signing. In particular, the attention of the guarantor is drawn to clause 13 of the below tenancy terms and conditions.
The Landlord reserves the right not to complete the Tenancy Agreement if the Tenant or the Tenant’s Guarantor does not meet the required conditions or provide the required documents deemed suitable by the management. This right to withdraw also applies if the Tenant or Tenant’s guarantor are in breach of any other tenancy or other agreement entered into with the Landlord or any other company that is a subsidiary of United Student Management.

The Tenant warrants to the Landlord that he/she (i) will remain a student in full time education throughout the Tenancy Period; (ii) is not in breach of any previous tenancy agreement or any other agreement with the Landlord or any other company being a subsidiary of United Student Management Ltd; and (iii) has no unspent criminal convictions. Such warranties are deemed repeated by the Tenant each day until the Tenancy End Date and a breach of such warranties will amount to a breach of the Tenancy. However, such a breach will not allow the Tenant to avoid liability under the Tenancy.
