Last year, due to a job transfer, I had to find a place in a hurry. I viewed five or six apartments but wasn’t very satisfied with any of them, and finally settled on this one-bedroom apartment in an older residential community in Chaoyang District. To be honest, I was quite nervous at the time, since the renovation looked a bit dated. But after living here for a full year, my overall experience has far exceeded expectations, and I even feel a little reluctant to move out. First, the location is definitely what I’m most satisfied with. Turn left after leaving the community, and it’s just a three-minute walk to Metro Line 10. It’s only four stops to my company, so I can sleep an extra twenty minutes every morning. Downstairs, there’s a small commercial street with everything you need: convenience stores, fruit shops, Lanzhou noodles, and Shaxian snacks. Even when I come back after working overtime at past 10 p.m., I can still get a hot bowl of wontons. On weekends, if I want something better to eat, there’s a large shopping mall within a ten-minute walk, with hot pot, barbecue, and Japanese food all available. For a lazy person like me, living in such a lively, down-to-earth place feels especially reassuring. The apartment itself is on the sixth floor with no elevator. At first, climbing the stairs was honestly a bit tiring, but after a while I got used to it and just treated it as exercise. The one-bedroom, one-living-room layout is very regular and practical. The large south-facing window provides excellent natural light; in winter, the sunlight can reach the end of the bed. Curling up in bed on weekends, basking in the sun and reading, brings an instant sense of happiness. Although the renovation is old, the landlord has maintained it fairly well. The walls aren’t peeling, and the flooring isn’t warped. The appliances are all from established brands: the air conditioner works well for both cooling and heating, the water heater provides hot water quickly, and although the washing machine shakes a little during the spin cycle, it’s still usable. The only thing I’d complain about is that the bathroom is rather small, making it a bit cramped to turn around while showering, and the drain is occasionally slow. But after I told the landlord, they had someone come unclog it the next day,

A Year Living at Vita Student: Some Honest Thoughts I chose Vita in the first place because I wanted convenience. I didn’t want to deal with agents, didn’t want to sort out bills myself, and just wanted to move in with my suitcase. After living there, my feeling is basically this: you pay for peace of mind, but that doesn’t mean you avoid all the hassle. Let’s start with the good parts: When I couldn’t get up in the morning, I could just go downstairs and grab a free breakfast on the way out. It’s nothing fancy after a while, but it still saves you from cooking one meal. The room comes with its own bathroom and kitchen, so I didn’t have to fight with roommates for the toilet, which is honestly great for someone socially anxious like me. The gym is open 24/7, so if I felt like going in the middle of the night, I could, without paying for an extra membership. Someone comes to clean every two weeks. Sure, it’s mostly just a quick wipe-down, but it’s still better than doing it all myself. Utilities and internet are all included, so there’s no need to calculate and pay bills every month. In terms of convenience, it really is convenient. But there are also a lot of things to complain about: First of all, it’s expensive. Really expensive. The apartment my friend rents outside is bigger than my room, and it’s almost £100 cheaper per week. Every time I pay rent, I feel like I’m being totally ripped off. Second, the front desk is sometimes basically useless. One time the lock on my room broke, and after I reported it, no one came for three days. In the end, I had to fiddle with the key for ages before I finally got in. Another time, someone downstairs got drunk in the middle of the night and was shouting in the lobby, and the front desk didn’t do anything at all. My friend lives in another Vita building and said someone used the washing machine in the laundry room to wash a mop, and she had an allergic reaction right after… it was just ridiculous. The most annoying part was moving out. The deposit deductions made no sense. They said there were marks on the wall and wanted to charge me, but those marks were already there when I moved in. I emailed customer service, but they just kept passing the buck back and forth. In the end, I couldn’t be bothered to argue anymore.

No Visa No Pay

No Visa, No Pay If you are declined a visa to study in the UK by UK Visas and Immigration, you may cancel and obtain a full refund, provided: You notify Accommodation Supplier in writing by 16th August 2027 and provide evidence of the visa rejection to Accommodation Supplier reasonable satisfaction. The decline is not due to failing to complete the necessary steps required by UKVI to process your visa application. Your university was able to issue a CAS Number, and the visa rejection was not caused by you failing to complete your application to study. Under both additional cancellation policies: You must supply suitable proof to Accommodation Supplier in writing within 48 hours of being made aware of the change in circumstances and Accommodation Supplier may request additional information to support your cancellation request to satisfy Accommodation Supplier of the circumstances of your request. All payments have been completed on time in accordance with your License Agreement. If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student. Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to customerengagement@vitastudent.com. If your cancellation request is accepted for one of the above reasons, any Advance License Fee Payment will be fully refunded to the account from which it was paid. The rights set out in clause No Place, No Pay and No Visa, No Pay only apply PROVIDED THAT: 1. you have NOT submitted a cancellation request before (throughout the duration of this Licence Agreement) that Accommodation Supplier have declined for any reason. 2. the Occupation Period stated in the Accommodation Agreement has not yet begun, or you have not already commenced occupation of the Accommodation at the time any of these circumstances may apply. 3. you notify Accommodation Supplier in writing within 48 hours of when you FIRST BECOME AWARE OF THE REASON for the cancellation; AND 4. all payments have been completed on time in accordance with your Licence Agreement.

Refund Guarantees Time Limit

Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; ON OR BEFORE the 27th May in the year of commencement of the start of the Occupation Period PROVIDING notice of cancellation is received by us in writing (notice by email is acceptable) within a period of five (5) calendar days (120 hours) of you receiving the Booking Confirmation; or AFTER 27th May in the year of commencement of the Occupation Period PROVIDING notice of cancellation is received by us in writing within a period of forty eight (48) hours of you receiving the Booking Confirmation.

No Place No Pay

No Place, No Pay If you are declined a place to study at a university located in the same city as your Vita Student accommodation, you may cancel and obtain a full refund, provided: You notify Accommodation Supplier in writing within 48 hours of finding out your place has been declined and provide evidence to our reasonable satisfaction. The decline is due to not meeting the academic requirements and not for other reasons such as academic or other misconduct, financial issues, withdrawal, or your place being revoked. You completed all necessary steps required by your university to process your application on time. The Occupation Period outlined in your License Agreement has not yet begun, and you have not already moved into the accommodation. If you intend to appeal the university’s decision, you must immediately notify Accommodation Supplier. Accommodation Supplier will confirm whether you continue to qualify for this policy during and after your appeal. Under both additional cancellation policies: You must supply suitable proof to Accommodation Supplier in writing within 48 hours of being made aware of the change in circumstances and Accommodation Supplier may request additional information to support your cancellation request to satisfy Accommodation Supplier of the circumstances of your request. All payments have been completed on time in accordance with your License Agreement. If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student. Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to customerengagement@vitastudent.com. If your cancellation request is accepted for one of the above reasons, any Advance License Fee Payment will be fully refunded to the account from which it was paid. 27/28 Academic Year Cancellation Policy Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; ON OR BEFORE the 27th May in the year of commencement of the start of the Occupation Period PROVIDING notice of cancellation is received by us in writing (notice by email is acceptable) within a period of five (5) calendar days (120 hours) of you receiving the Booking Confirmation; or AFTER 27th May in the year of commencement of the Occupation Period PROVIDING notice of cancellation is received by us in writing within a period of forty eight (48) hours of you receiving the Booking Confirmation. You can also cancel free of charge under the following additional policies: No Place, No Pay If you are declined a place to study at a university located in the same city as your Vita Student accommodation, you may cancel and obtain a full refund, provided: You notify Accommodation Supplier in writing within 48 hours of finding out your place has been declined and provide evidence to our reasonable satisfaction. The decline is due to not meeting the academic requirements and not for other reasons such as academic or other misconduct, financial issues, withdrawal, or your place being revoked. You completed all necessary steps required by your university to process your application on time. The Occupation Period outlined in your License Agreement has not yet begun, and you have not already moved into the accommodation. If you intend to appeal the university’s decision, you must immediately notify Accommodation Supplier. Accommodation Supplier will confirm whether you continue to qualify for this policy during and after your appeal. No Visa, No Pay If you are declined a visa to study in the UK by UK Visas and Immigration, you may cancel and obtain a full refund, provided: You notify Accommodation Supplier in writing by 16th August 2027 and provide evidence of the visa rejection to Accommodation Supplier reasonable satisfaction. The decline is not due to failing to complete the necessary steps required by UKVI to process your visa application. Your university was able to issue a CAS Number, and the visa rejection was not caused by you failing to complete your application to study. Under both additional cancellation policies: You must supply suitable proof to Accommodation Supplier in writing within 48 hours of being made aware of the change in circumstances and Accommodation Supplier may request additional information to support your cancellation request to satisfy Accommodation Supplier of the circumstances of your request. All payments have been completed on time in accordance with your License Agreement. If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student. Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to customerengagement@vitastudent.com. Once you have booked and your cooling period has elapsed, you are bound into a legal license agreement which requires you to pay for the full period of the license agreement. Accommodation Supplier suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you contact Accommodation Supplier to discuss on +44(0)203 096 1717. If your cancellation request is accepted for one of the above reasons, any Advance License Fee Payment will be fully refunded to the account from which it was paid. Clearing Room Cancellation Policy There is no cooling-off period for our Clearing Rooms. You can only cancel free of charge in line with the “No Place, No Pay” policy above. Outside of these terms, in order to cancel you must organize a replacement student to take over your contract and take over the liability for the License Fee (and you will still be responsible for all payments until a replacement is found). For the avoidance of doubt, if at any point you have checked in to your booking, you are no longer eligible to cancel free of charge and must find a replacement student. If your cancellation request is accepted for one of the above reasons, any Advance License Fee Payment will be fully refunded to the account from which it was paid. Can I leave early and get the remainder of my license fee back? Unfortunately, you are committed under the license period to pay the full license fee. Accommodation Supplier may have a waiting list of people that would like to take over your booking which would then relinquish you from your contract. Accommodation Supplier cannot refund your license fee until a replacement is found to Take over your booking.
