Cross Court House is a high-quality student accommodation in London with a stylish, modern design and a comprehensive range of facilities and security systems designed for student living. There are three types of accommodation to choose from: En-suite, Shared Apartment and Studio. The flats are ideally located within 10 minutes walk of the City University of London and 5 minute's walk of Anglia University. Angel Tube Station is just a 5-minute walk away and provides quick access to other famous London universities, such as London Metropolitan University and London South Bank University. The flats also have a communal lounge and gym, allowing students to relax, make friends and settle into local life quickly.

Cross Court House is a carefully designed flat exclusively for students. All rooms in the flats offer high-speed free broadband and WiFi to ensure smooth study and entertainment. The rent of the apartments is all-inclusive of utilities and personal property insurance. In addition, large comfortable beds, spacious bedrooms, ample storage space, plenty of kitchen space, access control system, security surveillance, 24/7 security, laundry room, bicycle storage and other facilities make students' life in the flats more comfortable. A communal lounge and a free gym also enrich the students' lives.

 

Cross Court House can accommodate up to 240 students and offers a range of en-suite rooms. Students can choose from en-suites, Shared Apartments and Studios. The En-suite rooms are modern in design, with state-of-the-art facilities, including a shared kitchen and living room, en-suite bathrooms and plenty of space for study and living. Each En-suite includes a fully fitted en-suite bathroom, a comfortable 4ft double bed with plenty of under-bed storage, a bespoke wardrobe and more. Shared kitchens include cooktops, ovens, fridges, durable and attractive worktops and more.

 

Shared Apartment is a modern, state-of-the-art apartment with a comfortable 4ft double bed, plenty of under-bed storage, bespoke wardrobes and more. The shared kitchen includes a cooker, oven, microwave, fridge, durable and attractive worktops and more—a shared bathroom for multiple people.

 

Studios (self-contained suites) are contemporary, with state-of-the-art amenities, including en-suite bathrooms, private kitchens, and plenty of space for study and living. The room includes a fully equipped en-suite bathroom, a comfortable 4ft double bed with plenty of under-bed storage, a bespoke wardrobe, electric heater and more. The private kitchen includes a hob, oven, microwave, fridge, durable and beautiful worktops and more.

 

Location and What's Hot?

Cross Court House is located in North London, close to many of London's famous attractions, such as the Museum of London, Tower Bridge, and London Zoo. In addition, Exmouth Market is just a short walk from the hostel and has many local restaurants and pubs, making it a great place to meet up with friends and have a meal in your spare time. With Angel and Old Street stations just a 10-minute walk away, the rest of London and all its entertainment venues, landmarks and many restaurants are within easy reach—less than a mile from Shoreditch and Islington.

 

Transport:

Two minutes walk from Cross Court House and Multiple bus stops. Nine minutes walk to Angel tube station, with tube access to many popular areas of London. 13 minutes by tube to Oxford Circus, 15 minutes to Leicester Square Chinatown, 20 minutes to Hyde Park and more. Kings Cross St Pancras underground train station is 15 minutes on foot for the tube.

 

Security & Services:

24-hour electronic access control system with video surveillance. External visitors must pass through multiple electronic gates to enter the hostel. In addition, the hostel has its own independent facilities maintenance team; after moving in, any problems with the hostel facilities can be reported directly to the hostel front desk, and the hostel will be repaired for you the first time.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.

Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Accommodation Supplier.

If an agent is involved the evidence must be sent to the agent and then forwarded on to Accommodation Supplier.

Replacement Tenants – Before your Tenancy Start Date has occurred

If you have proposed a replacement Tenant prior to your Tenancy Start Date, Accommodation Supplier has complete discretion as to whether it:

a. accepts the proposed replacement Tenant and enters into a Tenancy Agreement with them;
b. places the room back on general sale; or
c. allocates the room it to an alternative student on a waiting list to enter into a Tenancy Agreement.

Accommodation Supplier will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.

The student remains liable for the rent unless they find a replacement Tenant.
