We will return your reservation fee if you cancel your reservation within 24 hours.

A £300 reservation fee is required to reserve any apartment. Your apartment is then held and reserved for you exclusively pending completion of your application e.g. references and credit checks. On successful completion of referencing and your full application, this £300 is deducted from your first rent payment. If you fail your application including but not limited to failing references, fail to respond to our communications in a timely manner or do not act in ‘good faith’ we reserve the right to withhold your reservation fee and release your reserved apartment back onto the market.

How quickly can I move into my apartment?

After selecting and reserving your ideal apartment, we can have you moved in within 7 business days (provided your references and down payment have been wired to our account). To help you on move-in day, we can reserve a parking space for you, use our cages to transport multiple boxes to your new apartment, and we even work with partners like Aussie Man & Van to offer you discounts on moving services.



What if I need to change my move-in date?

You may or may not change it. There are two dates you need to be aware of. The first is the lease start date listed on your lease and the second is your move-in date, which are not the same. The tenancy start date cannot be changed once it has been agreed, and this is the date on which you will start paying rent. However, you can move in at any time thereafter if you wish, provided you give your resident team prior notice.
It is important to be clear that neither yourself nor any of your belongings (e.g. furniture) can move in before the start date of your tenancy.



What are the arrangements for moving day?

When you come to collect your keys on moving day, we will ask you to complete a 'Right to Rent' (if you haven't already done so), which is a legal requirement of the UK government. You will be able to use a pre-booked parking space and use a cage to transport your boxes to your new apartment. You will receive a check-in email on the day of arrival detailing how to use the Wifi and other important information about your new apartment.



What decorations and furniture can I put up?

You are welcome (within reason) to decorate the apartment in your own style. Any changes made to the apartment before you move out will have to be restored to its original state at your own expense (subject to wear and tear). If you would like to install a TV, hang pictures, etc., we recommend that you hire a handyman recommended by Quintessentially Living.



Do I need a TV license?

Anyone watching or recording television on any channel through any television service needs to pay for a television license. Quintessential Living does not include or have anything to do with a TV license.

Do I have to pay Council Tax?

Yes, you will need to pay Council Tax unless you are exempt. This is an obligation between you and Brent Council and we recommend that you contact them before you move in to inform them of your move. Within the next few weeks you should receive a letter from them with instructions on how to set up your account.

What is the notice period for moving out?

When you want to end your tenancy, we require two months' written notice.



What is the process for getting my deposit back?

Your deposit is protected by the TDS (Tenancy Deposit Scheme). At the end of your tenancy you will receive your deposit as long as there is no damage to the property. If there is damage, it will be reduced to accommodate any repairs required.
