If the visa is rejected or the student status is canceled:
- Cancellation within the cooling-off period is free, and all received fees will be fully refunded;
- Cancellation up to 2 weeks before the lease start date will only incur a deduction of £250 as a holding deposit, with the remaining received fees refunded;
- Cancellation between 0-2 weeks before the lease start date will incur a deduction of £250 as a holding deposit and 2 weeks' rent as cancellation fees, with the rest refunded;
- Cancellation on the lease start date or later before collecting room card/key will incur a deduction of £250 as a holding deposit, 2 weeks' rent, and the rent from the lease start date to the cancellation date;
- Cancellation on the lease start date or later after collecting room card/key will not be accepted, but subletting options may be provided, and the tenant must find a replacement themselves.
