Student Living Heights is an excellent value-for-money student accommodation in London, featuring upmarket modern design and décor, a full range of amenities and an extremely convenient location. Located in London's first district, it is a 15-minute bus ride to King's College London, University College London and the London School of Economics and Political Science.

 

The nearest tube station, Angel, is a 5-minute walk from the flat, and the Northern Line (Black Line) provides easy access to central London. The neighbourhood is very convenient, with Sainsbury's, Tesco and Iceland supermarkets within a 10-minute walk and several convenience stores where residents can purchase all their basic needs.

 

Features & Living Experience

Student Living Heights hostel offers two Studio room types, each with en-suite bathrooms and open plan kitchens, providing double beds, desks, chairs, WiFi, plus plenty of storage space, e.g. bedside tables, wardrobes, bookshelves, etc., for the convenience of residents. The kitchen contains a fridge, oven, microwave, kettle and more. Residents can also use the study room, recreation room, laundry room, and bicycle storage, and the flat is well-equipped and well-served. Let you live and study at the same time. 

 

All studios in Student Living Heights accept double occupancy and offer 3/4 size beds (190cm*75cm). There are four types of studios: Basic Studio, Classic Studio, 16 to 18 square metres in size, and Premium Range 1 Studio. Range 1 Studio (17 to 18.5 square metres) and Classic Accessible Studio (23 square metres) are unique rooms for students with mobility problems.

Student Living Heights is located in EC1V, within the City of London's catchment area. The neighbourhood of Angel and Islington is one of the youngest and most vibrant neighbourhoods in Central London and is popular with students. The community is full of restaurants, cafes and fashion boutiques, so students can quickly meet all their needs.

 

Less than a 15-minute walk away, Shoreditch is widely recognised as London's most excellent neighbourhood. It has a wide range of artsy shops, restaurants, designers, and techies, making it London's little Silicon Valley. The area is also home to the traditional and modern Spitalfields and Brick Lane Markets, which sell a variety of tasty snacks and exciting gadgets. These places are great places to relax and unwind from a stressful academic career.

 

Transport:

Student Living Heights is situated in London's Zone 1, and the nearest Angel tube station, which operates 24 hours a day, is just a 5-minute walk from the residence halls. From there, it is only a few stops to Central London on the Northern Line (Black Line). Euston, Kings Cross and other railway stations are easily accessible. Kings Cross St Pancras tube station is 2 minutes away.

 

You can drive to the School of Oriental and African Studies in 6 minutes and the London School of Economics and Political Science in 7 minutes. 

 

Security & Services:

Student Living Heights flats are designed and serviced to provide the best possible accommodation for students and create a safe 'home' for everyone. The apartments are equipped with 24-hour security and access control systems to ensure the privacy and safety of our residents.

 

All utilities and network costs are fully covered, and the flats are also responsible for all maintenance and management tasks, so students are responsible for moving in with their bags.

The dormitory is very good, the environment is very good, and the Internet speed is fast. But the worst part is the late renovation of the facade, which is very, very noisy. Other than that, it's really good.

Cancellation Policy

No Visa No Pay

If your application for a visa has been declined. Please note that this does not include situations where your visa has been granted and subsequently withdrawn. You can provide us with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of rent at the date your cancellation request is granted, we will refund you the first instalment of Rent less the deposit fee.

If you have failed to obtain your grades to study at university and as such do not have student status. You can provide us with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of rent at the date your cancellation request is granted, we will refund you the first instalment of Rent less the deposit fee.

Cancellation policy
For bookings made after 31st July, to secure your Room you must do the following within the Decision-Making Period:
1. Pay your deposit and your first instalment of Rent.
2. Both the Tenant and the Guarantor must sign the Tenancy Agreement

Failure to secure your Room within the required timescales may result in the cancellation of your booking by us.

Cancelling on or after 1st August after receiving tenancy agreement
To request to cancel your booking outside of the Decision-Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement, you must meet any of the following criteria:
1. Your application for a visa has been declined. Please note that this does not include situations where your visa has been granted and subsequently withdrawn.
2. You have failed to obtain your grades to study at university and as such do not have student status.
If you meet any of the above cancellation criteria and can provide us with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of rent at the date your cancellation request is granted, we will refund you the first instalment of Rent less the deposit fee.
If you need to cancel your booking outside of the Decision-Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement after accepting your Tenancy Agreement and having paid your first instalment of Rent but cannot meet the above Cancellation Criteria you will remain liable in full for the Rent for the full term of the Tenancy Agreement. This is unless a suitable replacement tenant can be found by you, acceptance of which will be at our sole discretion. Please note that we will not agree to a replacement tenant unless all outstanding accounts with us are settled. There is a charge of £250 plus vat for a replacement student.
Any decision made to release you from your Tenancy Agreement for any reason that does not fall within the Cancellation Criteria is made by us, at our sole discretion on a case by case basis.



Tenancy Agreement
You will receive a copy of your Tenancy Agreement, including confirmation letter and terms of conditions for review and acceptance via the student portal.
A tenancy agreements will only come into effect and the Tenants right to occupy the room will only start once;
(a)The first instalment of rent has been received by us in cleared funds; and

(b)The Tenancy Agreement has been signed by you and (unless waived by the Landlord) the Guarantor
