（1）" Risk Free Booking" Policy
For bookings made up until the end of June 2020, Journal will provide full cancellation refunds in the event a booking needs to be cancelled due to travel or study restrictions or ill health associated CoVID-19.
To be eligible for a "risk free booking cancellation refund, you will need to provide Journal with at lease one of the below at the time of requesting a cancellation:
- Evidence that your travel is impacted by unexpexted travel restrictions imposed on your country of departure by the Australian Government.
- A copy of your cancellation of enrollment confirmation or deferral ( for more than 1 month) confirmation from your academic institution within 48 hours of receiving such notification.
- A cope of your medical certificate of ill health associated with COVID-19 within 48 hours of receiving such notification.

First Year Students
Journal understands that life is sometimes uncertain and things don’t always go as planned.

Our first year students’ cancellation policy provides you with the flexibility to plan ahead but also to ensure that you are not financially out of pocket if things turn out differently.

No Visa

If, before or within 14 days of commencement of your tenancy agreement:

· you are refused a visa to study in Australia by the Department of Home Affairs (DHA); and
· within 72 hours of receiving a DHA refusal you provide a written cancellation request to Journal enclosing the DHA refusal,
you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.

No University Offer

If, before or within 14 days of commencement of your tenancy agreement:

· you receive confirmation that you have not been accepted to study at a university in Melbourne; and
· within 72 hours of receiving a university non-acceptance you provide a written cancellation request to Journal enclosing the university non-acceptance,
you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.

General Cancellation Policy

Holding deposits are non-refundable (other than where you qualify for our First Year Student cancellation policy, as outlined above).

If a cancellation request is received after your tenancy agreement has been accepted (other than where you qualify for our First Year Student cancellation policy, as outlined above) you will be responsible for rent until a replacement tenant has been found.

Can I leave early and get the remainder of my rent back?

You are committed under the residential tenancy agreement to pay the full rent. We cannot refund your rent until you have found someone to replace your tenancy.

Refund Process

Journal will process refunds due within 28 days of receipt of a valid cancellation request.

Please note that due to bonds being lodged with the Residential Tenancies Bond Authority (Victoria), the time taken to receive your bond refund is not determined by Journal.
